One of your primary responsibilities as a landlord is to ensure that your rented properties are protected from health hazards. It is also required that you safely install and maintain the electrical equipment and gas supply. For the tenants, you have to ensure that their deposits are protected in one of the government approved deposit schemes.
From time to time, the local council may visit your property to carry out the Housing Health and Safety Rating System Inspection, popularly known as the HHSRS. The inspection is normally done in order to ascertain whether your rental property is safe for the tenants or not. During the inspection, your property will therefore be checked for any possible hazards, such as faulty electrical systems that increase the risk of fires.
